You can also look for rental postings in local newspapers and on bulletin boards in the area. Finally, you can ask friends and family who live in Nassau for recommendations," said a member in Nassau.

"We use a real estate agent. We choose the western side of the island, no traffic! But of course it depends where your office is located," explained one foreigner living in Nassau, Bahamas.

What is a typical expat home or apartment like in Nassau?

"Expat homes and apartments in Nassau are typically luxurious and spacious, with modern amenities and plenty of outdoor space. Many of the homes and apartments have stunning views of the ocean, and many feature private pools and outdoor patios. Expats can also find homes and apartments with access to private beaches, marinas, and golf courses. The interiors of these homes and apartments are often decorated with bright colors and tropical accents, and feature high-end appliances and fixtures," explained one person living in Nassau, Bahamas.

"I live in a gated community with a pool. It's a townhouse style condo and the complex of 20 units is made up almost entirely of expats," said one expat in Nassau.

What is the average cost of housing in Nassau?

If you are thinking about moving to Nassau, cost of living in probably a key consideration. Expats commented about the cost of housing:

"Much much much higher. It varies. USD 3,000 per month will get you a decent apartment. USD 7,000 per month will get you a big house," commented an expat living in Nassau, Bahamas.

"The cost of housing in Nassau varies depending on the type of property and its location. Generally, the average cost of a single-family home in Nassau is around $400,000, while the average cost of a condo or apartment is around $200,000. Prices can be higher or lower depending on the size and condition of the property," said one in Nassau.

Should I buy or rent a home in Nassau?

If you have not spent a lot of time in Nassau, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"We rented at first to make sure we were happy here. We later bought a home and both options work well. For the residency documents you can use either a rental lease or a property deed but the minimum value has changed over the years," commented an expat living in Coral Harbour, Bahamas.

"Buying a home in Nassau can be a great investment. The cost of living is relatively low, and the area is known for its beautiful beaches and warm climate. However, it is important to consider the cost of purchasing a home in the area, as well as the cost of upkeep and maintenance. Renting a home in Nassau can be a great option for those who are not ready to commit to buying a home, or who are looking for a more flexible living situation. Renting can also be a great way to explore the area and get to know the local culture before making a long-term commitment," said one in Nassau.

What are the most popular areas to rent in Nassau?

When we asked expats and digital nomad where people rent in Nassau, they said:

"Nassau is home to a variety of popular neighborhoods, each offering its own unique attractions. Cable Beach is one of the most popular neighborhoods in Nassau, known for its white sand beaches, luxury resorts, and vibrant nightlife. Paradise Island is another popular neighborhood, offering a variety of attractions such as the Atlantis Resort and Casino, a world-class marina, and a variety of shopping and dining options. The historic district of Nassau is also a popular destination, with its colorful colonial architecture, cobblestone streets, and a variety of museums and galleries. Other popular neighborhoods in Nassau include the bustling downtown area, the upscale residential area of Lyford Cay, and the picturesque village of Arawak Cay," remarked one foreigner who made the move to Nassau.

"On Paradise Island, there are several. We chose a small spot on a secluded road. Many people live in the Sunrise Beach Villas, Harbor View, Flamingo and of course the Ocean Club Estates if you can afford it. Bayview is another affordable option on PI as well. On Nassau, many expats choose to live on the west end: Sandyport/Cable Beach area. Lyford Cay is an upscale community with a lot to offer as well. Treasure Cove is another spot well liked by expats," explained one person living in Nassau, Bahamas.

Are there any special precautions expats should take when renting a property in Nassau?

We asked expats in Nassau what are the most popular neighborhoods in Nassau to live in. They said...

"First, last and deposit straight up front is the norm. Suggest going through a realestate agent as well. I've heard bad stories about local land lords never giving back deposits even when you give the property back better. Seeing first hand is a must," said one in Nassau.

"Before renting a home in Nassau, an expat should be aware of the high cost of living and potentially expensive rental prices. It is essential to research the different neighborhoods and choose one that best suits their lifestyle, budget, and safety preferences. Engaging a local real estate agent can be helpful in finding the right property and negotiating rental terms. It is crucial to inspect the property thoroughly before signing a lease, paying attention to the condition of the home, the availability of utilities, and any signs of damage or maintenance issues. Additionally, it is essential to understand the terms of the lease, including the duration, rent payment schedule, and any additional fees or charges. " All on Paradise Island: Smallest one bedroom: 1500-1800, Well furnished one bedroom in nicer area: 1800-2000. Two bedroom: 2000-3500 depending on venue, amenities and furnishings. Three bedroom: 2800-5000. Almost all available units are condo type properties. Some townhome styles and few stand alones. 7000-10000 will get you into ocean club estates condos," said one person in Nassau.

"The rental price for a nice 1 bedroom apartment in Nassau can range from around $1,000 to $2,000 per month, while a nice 2 bedroom apartment can range from around $1,500 to $3,000 per month," explained one expat living in Nassau, Bahamas.

What appliances are typically included in a rental?

We asked foreigners in Nassau what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Most rentals are completely furnished with all the main appliances necessary to live. It was hard to find a rental property where we could put our children's room set. Many of the properties are set up for vacationers so much of the furniture is whicker and cheap. A well furnished home is out there, but must be looked for," explained one person living in Nassau, Bahamas.

"Rental properties in Nassau typically include a refrigerator, stove, oven, dishwasher, washer, and dryer. Other common appliances may include a microwave, toaster, and coffee maker. Depending on the property, air conditioning units may also be included," remarked one foreigner who made the move to Nassau.

"When looking to rent a home in Nassau, it's essential to research the different neighborhoods and choose one that suits your lifestyle and budget. Popular areas include Cable Beach, Eastern Road, and Paradise Island. Engage the services of a reputable real estate agent to help you navigate the rental market and find the best deals. Make sure to inspect the property thoroughly before signing a lease, checking for any signs of damage or maintenance issues. It's also a good idea to ask about the landlord's responsibilities and your own as a tenant, such as maintenance, repairs, and utility payments. Be prepared to provide references and proof of income when applying for a rental property, as landlords will want to ensure you are a reliable tenant. It's also common for landlords to require a security deposit, usually equivalent to one or two months' rent, which will be returned to you at the end of your lease if there are no damages or outstanding payments. Familiarize yourself with local rental laws and regulations, as these can differ from your home country. For example, leases in the Bahamas are typically for a one-year term, and breaking a lease early can result in penalties.
