Will I save money living in Monterrey?

"Generally speaking, the cost of living in Monterrey is lower than that of the United States. Depending on the area and lifestyle of the individual, one can enjoy a lower cost of living due to factors such as local goods and services being more affordable and the exchange rate of the local currency. Moreover, depending on the source of income, for example, when working for a US company, a US citizen can have the advantage of earning US salaries but living at a lower cost of living in Mexico," said one person in Monterrey.

What is the average cost of housing in Monterrey?

If you are thinking about moving to Monterrey, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Monterrey can vary greatly depending on what type of property you're looking for and where in the city you're looking. On average, renting an apartment in the city center can cost around $430 to $650 per month while house prices can range anywhere from $80,000 to well over $400,000. Depending on the neighborhood and the type of property, the prices can vary dramatically," explained one expat living in Monterrey.

"Lower. However, some parts of Monterrey are seriously expensive. If we consider the 'nicer' (safe, clean, reasonably located) neighbourhoods, average prices range from MXN $7,000-MXN $16,000 per month rental on a 2 bedroom apartment and MXN $10,000-MXN $27,000 per month on a 3-bed house. Purchase prices for these same areas range from MXN $950,000-MXN $2,200,000 for a 2-bed apartment and MXN $2,000,000-MXN$5,000,000 for a 3-bed house. The above prices are averages for these areas. There are plenty properties available above and below these prices in decent areas of the city," said one expat in Monterrey.

"The cost of renting a nice 1 bedroom apartment in Monterrey is typically around $400 USD per month, whereas renting a nice 2 bedroom apartment is usually around $600 USD per month," said an expat in Monterrey.

What appliances are typically included in a rental?

We asked foreigners in Monterrey what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Monterrey typically come with a refrigerator, stove, washing machine and clothes dryer. Many properties also come with air conditioning units and sometimes a dishwasher. Other amenities such as a microwave, garbage disposal, and wireless internet access may be available, depending on the rental property," remarked one expat living in Monterrey.
