These properties typically include modern amenities such as air conditioning, fitted kitchen, and en-suite bathrooms. Foreigners are allowed to purchase property in Sharjah, however, there are certain restrictions. For example, foreigners are not allowed to purchase property in certain areas, such as the free zones. An expat should search for a home to buy in Sharjah by researching the different neighborhoods and areas, and then contacting a real estate agent to help them find the right property. The most desirable neighborhoods in Sharjah include Al Khan, Al Majaz, Al Qasimia, Al Taawun, Al Zahra, and Al Qasba. These areas are known for their modern amenities, excellent schools, and close proximity to the city center.

How do I find a place to live in Sharjah?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"The best way to find a place to live in Sharjah is to search online for rental listings. There are many websites that offer listings of apartments, villas, and other types of housing in the area. Additionally, you can contact a local real estate agent who can help you find a suitable place to live. You can also look for classified ads in local newspapers and magazines, or ask friends and family for recommendations," remarked one foreigner who made the move to Sharjah.

What is a typical expat home or apartment like in Sharjah?

"Expat homes and apartments in Sharjah are typically modern and spacious, with large windows and balconies that offer stunning views of the city. Many of the apartments come with amenities such as air conditioning, swimming pools, gyms, and saunas. The apartments are usually located in secure, gated communities with 24-hour security, making them a safe and comfortable place to live. The city also offers a wide range of shopping, dining, and entertainment options, making it an ideal place for expats to live," said one expat who made the move to Sharjah.

What is the average cost of housing in Sharjah?

If you are thinking about moving to Sharjah, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Sharjah varies depending on the area and type of property. Generally, the average cost of renting an apartment in Sharjah is around AED 3,000 to AED 8,000 per month, while the average cost of buying a property in Sharjah is around AED 1,000 to AED 2,000 per square foot," remarked one foreigner who made the move to Sharjah.

Should I buy or rent a home in Sharjah?

If you have not spent a lot of time in Sharjah, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"When deciding whether to buy or rent a home in Sharjah, it is important to consider your budget, lifestyle, and long-term plans. Buying a home in Sharjah can be a great investment, as property values tend to appreciate over time. However, it is important to factor in the cost of maintenance and repairs, as well as the cost of a down payment. Renting a home in Sharjah can be a more affordable option, and it can provide more flexibility if you are not sure how long you will be living in the area. Ultimately, the decision to buy or rent a home in Sharjah should be based on your individual needs and preferences," said one person in Sharjah.

What do I need to know when buying property in Sharjah?

When we asked expats what advice they would give a foreigner before buying a property in Sharjah, they said:

"1. It is important to research the area you are looking to buy in, as different areas have different rules and regulations. 2. Make sure you understand the legal process of buying property in Sharjah, including the registration process and any associated fees. 3. It is important to be aware of the different types of property available, such as villas, apartments, and commercial properties. 4. Make sure you understand the payment terms and conditions of the property you are looking to buy. 5. It is important to be aware of any restrictions or regulations that may apply to the property you are looking to buy. 6. Make sure you understand the tax implications of buying property in Sharjah. 7. It is important to be aware of any additional costs associated with buying property in Sharjah, such as maintenance fees and utility bills. 8. Make sure you understand the rental market in Sharjah, as this can affect the value of the property you are looking to buy. 9. It is important to be aware of any potential risks associated with buying property in Sharjah, such as political instability or natural disasters. 10. Make sure you understand the process of transferring ownership of the property, including any associated fees," said one person in Sharjah.

Are foreigners allowed to own property in Sharjah?

When we asked expats what advice they would give a foreigner before buying a property in Sharjah, they said...

"Foreigners are allowed to own property in Sharjah, but with certain restrictions. In 2014, the government of Sharjah introduced a law that permits non-UAE nationals to own property in specific areas designated for foreign ownership. These areas are usually freehold zones or investment areas, where foreigners can buy property on a leasehold basis for a period of up to 100 years. However, foreign ownership is limited to residential properties, and non-GCC nationals are not allowed to own land in Sharjah. It is essential for foreigners to be aware of these regulations and consult with local experts before purchasing property in Sharjah," explained one foreigner living in Sharjah, the UAE.

What appliances are typically included in a rental?

We asked foreigners in Sharjah what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In a rental property in Sharjah, tenants can typically expect to find a refrigerator, stove, oven, washing machine, and air conditioning unit. Additionally, some properties may include a dishwasher, microwave, and other small appliances," remarked one foreigner who made the move to Sharjah.

They may also join expat forums and social media groups to seek advice and recommendations from fellow expats who have experience living in Sharjah. In addition to online research, expats often engage the services of local real estate agents who have knowledge of the area and can help them find suitable properties based on their preferences and budget. These agents can also assist with negotiating rental agreements and navigating the legal requirements for renting a property in the UAE. Visiting the desired neighborhoods in person is another important step in the home search process, as it allows expats to get a feel for the area, assess the proximity to amenities such as schools, supermarkets, and public transportation, and view potential properties firsthand. Finally, expats should familiarize themselves with the rental laws and regulations in Sharjah, including the required documentation, rental contract terms, and the process for registering their tenancy contract with the local authorities.
