Foreigners are allowed to own property in Kampala, however, they must obtain a permit from the Ministry of Lands, Housing, and Urban Development. The best way for an expat to search for a home to buy in Kampala is to use a real estate agent or online property listing websites. It is also important to research the area and the local market before making a purchase.

How do I find a place to live in Kampala?

We asked expats how they chose their neighborhood and found a place to live. They answered:

"One option for finding a place to live in Kampala is to search online for rental listings. Websites such as Jumia House, ToLet, and Property24 are popular rental listing sites in Uganda. Additionally, you can search for rental listings on social media platforms such as Facebook and Twitter. You can also contact local real estate agents who specialize in rental properties in Kampala. Finally, you can ask friends and family who live in Kampala for recommendations," remarked one member in Kampala.

What is a typical expat home or apartment like in Kampala?

"Expat homes and apartments in Kampala are typically modern and spacious, with large windows and balconies that offer stunning views of the city. Many expat homes and apartments come with amenities such as air conditioning, swimming pools, and private gardens. Expats can also find furnished apartments with all the necessary appliances and furniture. Security is also a priority in Kampala, with many expat homes and apartments featuring 24-hour security guards and CCTV surveillance," remarked one foreigner who made the move to Kampala.

What is the average cost of housing in Kampala?

If you are thinking about moving to Kampala, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Kampala varies greatly depending on the area and type of accommodation. Generally, rental prices range from moderately priced apartments to more expensive villas and houses. Prices can also vary depending on the amenities offered, such as security, parking, and other services. In general, the average cost of housing in Kampala is relatively affordable compared to other cities in the region," said one expat in Kampala.

Should I buy or rent a home in Kampala?

If you have not spent a lot of time in Kampala, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Kampala can be a great investment, as the city is growing rapidly and property values are increasing. However, it is important to consider the cost of living in Kampala, as well as the availability of housing. Renting a home in Kampala can be a more affordable option, and it can also provide more flexibility if you are not sure how long you will be living in the city. Ultimately, the decision to buy or rent a home in Kampala should be based on your individual needs and budget," said one person in Kampala.

What do I need to know when buying property in Kampala?

When we asked expats what advice they would give a foreigner before buying a property in Kampala, they said:

"1. It is important to research the area you are looking to buy in, as some areas may be more desirable than others. 2. Make sure to get a lawyer to review any contracts or documents before signing them. 3. Consider the cost of living in the area, as well as the cost of utilities and other services. 4. Be aware of any taxes or fees associated with buying property in Kampala. 5. Make sure to inspect the property before making a purchase, and consider hiring a professional to do so. 6. Be aware of any zoning regulations or restrictions that may affect the property. 7. Consider the safety of the area, and research any crime statistics. 8. Make sure to understand the legal process of buying property in Kampala, and any associated costs," said one expat in Kampala.

Are foreigners allowed to own property in Kampala?

When we asked expats what advice they would give a foreigner before buying a property in Kampala, they said...

"Yes, foreigners are allowed to own property in Kampala. However, there are certain restrictions and conditions that apply. Foreigners can own land under a leasehold tenure system, which grants them the right to use and develop the land for a specified period, usually ranging from 49 to 99 years. This lease can be renewed upon expiration. Foreigners cannot own land under the freehold or customary tenure systems, which are reserved for Ugandan citizens. It is essential for foreigners to conduct thorough due diligence and seek legal advice before purchasing property in Uganda to ensure compliance with the country's land laws and regulations," remarked one foreigner who made the move to Kampala.

What appliances are typically included in a rental?

We asked foreigners in Kampala what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Kampala, rental properties typically include a refrigerator, stove, oven, and washing machine. Other common appliances may include a microwave, dishwasher, and air conditioning unit. Depending on the property, some landlords may also provide additional amenities such as a water heater, water filter, and generator," remarked one foreigner who made the move to Kampala.

Additionally, expats may visit popular neighborhoods to get a feel for the area and look for "For Rent" or "For Sale" signs. Networking with other expats and locals can also provide valuable insights and leads on potential housing options," said one in Kampala.
