If you have not spent a lot of time in New Providence, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

Buying a home can provide more stability and you may be able to build equity, but it also requires a large initial investment and more responsibility for upkeep. On the other hand, renting may be more affordable and flexible, but doesn't provide any long term stability or equity. "When we first arrived we purchased a small condo which was rather easy to do. There are a lot of taxes and fess involved and the real estate laws are a little complicated here so it is highly recommended you get a good real estate agent involved and not purchase directly from the seller," remarked one member in New Providence.

When we asked expats what advice they would give a foreigner before buying a property in New Providence, they said:

"When buying property in New Providence, it is essential to know that there are no restrictions on foreign property ownership, but non-Bahamians must obtain a permit from the Bahamas Investment Authority if the property is more than two acres or if the intention is to rent it out. It is crucial to engage a reputable real estate agent and a local attorney to help navigate the property buying process and ensure all legal requirements are met. Keep in mind that property prices in New Providence can be relatively high, especially in sought-after areas like Nassau and Paradise Island. Property taxes are applicable, and the rates depend on the property's value and whether it is owner-occupied or rented out. It is essential to conduct a thorough title search to ensure the property is free of any liens or encumbrances and to obtain title insurance to protect against any potential issues. When purchasing a property, you will need to pay stamp duty, which is a percentage of the property's value, and legal fees, which are typically around 2.5% of the purchase price. Finally, be aware that financing options for foreigners may be limited, and it is often necessary to secure financing from a bank in your home country or pay cash for the property. "In a rental property in New Providence, you can typically expect to find essential appliances such as a refrigerator, stove, oven, and microwave. Some properties may also include a dishwasher, washer, and dryer. Additional appliances like air conditioning units, ceiling fans, and water heaters are also commonly found in rental homes in the area. However, it is essential to check the specific rental listing or consult with the landlord to confirm which appliances are included in the property," explained one person living in New Providence, Bahamas.
