"One of the best ways to find a place to live in Muscat is to search online for rental listings. There are many websites that offer listings of apartments, villas, and other types of housing in Muscat. Additionally, you can search for real estate agents in the area who can help you find a place to live. You can also ask friends and family who live in Muscat for recommendations. Finally, you can look for “For Rent” signs in the area to find a place to live," explained one expat living in Muscat, Oman.

"Well, I got my accommodation through my employer in decent location. The apartment was spacious and well furnished with all basic amenities provided," said one person in Muscat.

Generally, the average cost of a one-bedroom apartment in the city center is around 500-700 OMR per month, while a three-bedroom apartment in the suburbs can cost around 800-1000 OMR per month. Prices for villas and larger properties can range from 1000-3000 OMR per month," remarked one member in Muscat.

Should I buy or rent a home in Muscat?

If you have not spent a lot of time in Muscat, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Muscat can be a great investment, as the city is growing rapidly and property values are increasing. However, it is important to consider the cost of living in Muscat, as well as the availability of rental properties. Renting a home in Muscat can be a great option for those who are not ready to commit to buying a home, as it allows for more flexibility and can be more cost-effective in the short-term. Ultimately, the decision to buy or rent a home in Muscat should be based on individual needs and preferences," remarked one foreigner who made the move to Muscat.

What do I need to know when buying property in Muscat?

When we asked expats what advice they would give a foreigner before buying a property in Muscat, they said:

"1. It is important to research the local market and understand the current trends in the area before making a purchase. 2. It is important to understand the legal requirements for purchasing property in Muscat, such as obtaining a permit from the Ministry of Housing and Urban Planning. 3. It is important to be aware of the taxes and fees associated with purchasing property in Muscat, such as the registration fee and the transfer fee. 4. It is important to be aware of the local customs and laws when purchasing property in Muscat, such as the need to obtain a power of attorney from the seller. 5. It is important to be aware of the different types of property available in Muscat, such as villas, apartments, and land. 6. It is important to be aware of the different financing options available in Muscat, such as bank loans and mortgages. 7. It is important to be aware of the different types of insurance available in Muscat, such as home insurance and life insurance. 8. It is important to be aware of the different types of services available in Muscat, such as property management and maintenance services," explained one person living in Muscat, Oman.

Are foreigners allowed to own property in Muscat?

When we asked expats what advice they would give a foreigner before buying a property in Muscat, they said...

"Yes, foreigners are allowed to own property in Muscat, but with certain restrictions. Foreign nationals can purchase property in designated Integrated Tourism Complexes (ITCs) in Oman. These ITCs are specifically designed for foreign ownership and provide a range of residential and commercial properties. Upon purchasing a property in an ITC, the foreign owner is also granted a residency visa for themselves and their immediate family members. However, foreigners are not allowed to own agricultural or rural land, and they cannot purchase property outside of the designated ITCs," explained one foreigner living in Muscat, Oman.

What appliances are typically included in a rental?

We asked foreigners in Muscat what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Muscat, rental properties typically include a refrigerator, stove, oven, washing machine, and air conditioning unit. Additionally, some properties may also include a dishwasher, microwave, and water heater," said one expat in Muscat.

Visiting popular neighborhoods and looking for "For Rent" or "For Sale" signs can also be a helpful way to find potential homes. Finally, some expats may choose to stay in temporary accommodations, such as serviced apartments or hotels, while they search for a more permanent home in Muscat," explained one person living in Muscat, Oman.
