Foreigners are allowed to purchase property in Mal Pais, however, they must obtain a cedula (residency card) in order to do so. Research each neighborhood to determine the best fit for you. Renting a property is the most common option for living in Mal Pais. Many of these rentals are private homes that are furnished, have multiple bedrooms and include amenities like a pool or jacuzzi. Depending on the location, the price range for rentals can vary greatly. In addition to private home rentals, there are several gated communities that offer long-term rental options. These typically provide access to shared amenities like swimming pools, fitness centers, and even golf courses. These complexes are great for those looking for a community atmosphere. For those looking for a more unique living experience and have the budget to do so, there are a handful of eco- friendly resorts in the area that offer custom-built homes available for purchase. Tropicoco Real Estate is a great resource to find all the above types of accommodations. They provide a comprehensive list of properties in the Mal Pais area that can be sorted according to amenities, budget, and desired living experience," said one person in Mal Pais.

What do I need to know when buying property in Mal Pais?

When we asked expats what advice they would give a foreigner before buying a property in Mal Pais, they said:

"When buying property in Mal Pais, it is important to research the local laws and regulations regarding real estate transactions. It is also important to understand the local tax implications of owning property in Costa Rica. It is also important to understand the local infrastructure and services available in the area, such as water, electricity, and internet access. Additionally, it is important to research the local market to understand the current prices and trends in the area. Finally, it is important to work with a reputable real estate agent or lawyer to ensure a smooth and successful transaction," explained one person living in Mal Pais, Costa Rica.

Are foreigners allowed to own property in Mal Pais?

When we asked expats what advice they would give a foreigner before buying a property in Mal Pais, they said...

"Yes, foreigners are allowed to own property in Mal Pais. The Costa Rican government has established a legal framework that allows foreign citizens to purchase and own real estate in the country. This framework is known as the "Fideicomiso" and it allows foreign citizens to purchase and own property in Costa Rica without having to obtain residency. The Fideicomiso is a trust agreement between the foreign citizen and a Costa Rican bank, which acts as the trustee. The bank holds the title to the property on behalf of the foreign citizen, and the foreign citizen is granted the right to use and enjoy the property," explained one person living in Mal Pais, Costa Rica.

What appliances are typically included in a rental?

We asked foreigners in Mal Pais what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Mal Pais typically include a refrigerator, stove, oven, and microwave. Additionally, many properties come with a washing machine and dryer, as well as air conditioning and ceiling fans. Some properties may also include a dishwasher and other small appliances," remarked one foreigner who made the move to Mal Pais.

"Expats can search for homes in Mal Pais by looking online for real estate listings, contacting local real estate agents, and asking other expats who live in the area for recommendations. Additionally, expats can look for rental listings on websites such as Airbnb and VRBO, or search for local classifieds for homes for sale or rent," remarked one foreigner who made the move to Mal Pais.
