Additionally, you can search for rental listings on social media platforms such as Facebook and Twitter. You can also ask friends and family who live in Accra for recommendations. Finally, you can visit the area in person and look for “For Rent” signs," said one person in Accra.

What is the average cost of housing in Accra?

If you are thinking about moving to Accra, cost of living in probably a key consideration. Expats commented about the cost of housing:

"The cost of housing in Accra varies depending on the area and type of housing. Generally, housing in Accra is more expensive than in other parts of the country, with prices ranging from moderately priced apartments to luxury villas. Renting a one-bedroom apartment in a central area of Accra can cost anywhere from $400 to $1,000 per month, while a three-bedroom apartment can cost up to $2,000 per month. If you have not spent a lot of time in Accra, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Accra can be a great investment, as the city is growing rapidly and property values are increasing. However, it is important to consider the cost of living in Accra, as well as the availability of housing. Renting a home in Accra can be a more affordable option, and it can also provide more flexibility if you are not sure how long you will be living in the city. Ultimately, the decision to buy or rent a home in Accra should be based on your individual needs and budget," said one person in Accra.

What do I need to know when buying property in Accra?

When we asked expats what advice they would give a foreigner before buying a property in Accra, they said:

"1. Research the local legislator laws, borrowing restrictions, and taxes regarding real estate in Accra. 2. Determine the neighbourhood's average price per square foot to make sure the asking price is in line with the market. 3. Consider hiring a lawyer to help you understand the legal processes and paperwork. 4. Ask a local real estate agent or property agent to assist in the process and provide helpful guidance. 5. Make sure there is an up-to-date title deed that proves the seller owns the property and can provide evidence of that to you. 6. Obtain a pre-purchase survey as well as a local building inspection to make sure there are no underlying risks with the property. 7. Ask for copies of all receipts and documents, including the seller's purchase deed and land registration certificate. 8. Inquire about what services are available in the area, such as water, electricity, and phone, and plan for any additional costs needed to set these up," said one in Accra.

Are foreigners allowed to own property in Accra?

When we asked expats what advice they would give a foreigner before buying a property in Accra, they said...

"Yes, foreigners are allowed to own property in Accra. However, there are certain restrictions and conditions that apply. Foreigners can acquire leasehold interests in land for a period of up to 50 years, after which the lease can be renewed. It is important to note that land in Ghana is primarily owned by traditional authorities, families, or the government, and they have the right to grant leases to individuals or companies. Foreigners are not allowed to own freehold land, but they can own buildings and other structures on the land. It is advisable for foreigners to seek legal advice and work with local professionals when acquiring property in Accra to ensure compliance with the laws and regulations," said one person in Accra.

What appliances are typically included in a rental?

We asked foreigners in Accra what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Accra typically include basic kitchen appliances such as a refrigerator, stove, and microwave. Depending on the property, some may also come with a washing machine and a water heater. Other amenities that may be included are air conditioning, fans, and window coverings. Furniture such as beds, tables, and chairs might be offered, however this is dependent on the specific property and the landlord's agreement," remarked one foreigner who made the move to Accra.

Word of mouth and networking with friends, colleagues, and acquaintances can also be helpful in finding housing options in Accra," explained one person living in Accra, Ghana.
