"The cost of housing in Almaty can vary greatly depending on the size and location of the property. Generally, the average cost of a one-bedroom apartment in the city center is around $500 to $700 per month, while a two-bedroom apartment can cost up to $1,000 per month. Outside of the city center, prices can be significantly lower, with one-bedroom apartments costing around $300 to $400 per month and two-bedroom apartments costing around $500 to $600 per month," said one expat in Almaty.

Should I buy or rent a home in Almaty?

If you have not spent a lot of time in Almaty, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Almaty can be a great investment, as the city is growing rapidly and property values are increasing. However, it is important to consider the cost of living in Almaty, as well as the availability of financing and other factors. Renting a home in Almaty can be a great option for those who are not ready to commit to buying a home, as it allows for more flexibility and can be more affordable in the short term. Ultimately, the decision to buy or rent a home in Almaty should be based on individual needs and preferences," remarked one member in Almaty.

What do I need to know when buying property in Almaty?

When we asked expats what advice they would give a foreigner before buying a property in Almaty, they said:

"1. Research is key - Knowing the market and doing research is key when looking to buy property in Almaty. Researching the local market, including average pricing, key neighbourhoods and potential amenities, will put you in the best possible position when it comes to making a purchase. 2. Review property documents - When inspecting a property, it's important to review all associated property documents to verify their authenticity and make sure that the property is free from legal issues or drawbacks that could become costly post-sale. 3. Consider the cost of utilities - When looking to purchase a property in Almaty, be sure to factor in the cost of taxes, insurance and utilities, including water and electricity. These costs can add up quickly and may be higher than what you're used to. 4. Hire a lawyer - To protect your interests, it's recommended to hire a lawyer to manage the transaction process. A lawyer can provide legal advice, help you review the property documents and ensure that you're not signing anything that could cost you in the future," explained one person living in Almaty, Kazakhstan.

Are foreigners allowed to own property in Almaty?

When we asked expats what advice they would give a foreigner before buying a property in Almaty, they said...

"Yes, foreigners are allowed to own property in Almaty. However, there are certain restrictions and regulations that they need to follow. Foreigners can purchase residential properties, such as apartments and houses, without any issues. But when it comes to agricultural land and natural resources, ownership is limited to Kazakhstani citizens and legal entities. Foreigners can still lease agricultural land for a specific period, but they cannot own it outright. It is essential for foreigners to consult with a local real estate agent or legal expert to ensure they comply with all the necessary regulations and procedures when purchasing property in Almaty," explained one person living in Almaty, Kazakhstan.

What appliances are typically included in a rental?

We asked foreigners in Almaty what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"When renting a home in Almaty, typical appliances included would be a washing machine, refrigerator, stove, and microwave. Depending on the property, some may come with a dishwasher or oven as well. Other amenities such as an air conditioning unit and/or heater may be included as well," said one expat in Almaty.
