What is the average cost of housing in Salmiya?

"The cost of housing in Salmiya can vary greatly depending on the size and location of the property. Generally, the average cost of renting an apartment in Salmiya is quite high, with prices ranging from around 500 Kuwaiti Dinar (KD) per month for a studio apartment to over 1,000 KD per month for a larger apartment. Buying a property in Salmiya can be even more expensive, with prices ranging from around 1,500 KD per square meter for an older property to over 3,000 KD per square meter for a newer property," explained one expat living in Salmiya, Kuwait.

Should I buy or rent a home in Salmiya?

If you have not spent a lot of time in Salmiya, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Buying a home in Salmiya is a great investment. It is a desirable area with plenty of amenities and a strong sense of community. The cost of living is relatively low compared to other areas in Kuwait, making it an attractive option for those looking to purchase a home. Renting a home in Salmiya is also an option, and can be a great way to get a feel for the area before committing to a purchase. Ultimately, the decision to buy or rent a home in Salmiya should be based on individual needs and preferences," said one person in Salmiya.

What do I need to know when buying property in Salmiya?

When we asked expats what advice they would give a foreigner before buying a property in Salmiya, they said:

"When buying property in Salmiya, it is important to research the area and the local market to ensure you are getting the best deal. It is also important to understand the legal requirements for purchasing property in Kuwait, such as obtaining a valid residency permit and a valid Kuwaiti ID. Additionally, it is important to be aware of the local taxes and fees associated with buying property in Kuwait, such as the real estate transfer tax and the registration fee. Finally, it is important to ensure that the property is in good condition and that all necessary paperwork is in order before signing any contracts," explained one expat in Salmiya.

Are foreigners allowed to own property in Salmiya?

When we asked expats what advice they would give a foreigner before buying a property in Salmiya, they said...

"Foreigners are generally not allowed to own property in Kuwait, including Salmiya. The country's laws restrict property ownership to Kuwaiti citizens and, in some cases, citizens of other Gulf Cooperation Council (GCC) countries. However, there are a few exceptions where foreign companies or individuals may be granted permission to own property for specific purposes, such as investment projects or diplomatic missions. These exceptions are subject to approval by the Kuwaiti government and are not common. Overall, it is difficult for foreigners to own property in Salmiya and other parts of Kuwait," said one in Salmiya.

What appliances are typically included in a rental?

We asked foreigners in Salmiya what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In Salmiya, rental properties typically include a refrigerator, stove, oven, washing machine, and air conditioning unit. Additionally, some properties may also include a dishwasher, microwave, and water heater," explained one expat in Salmiya.

"Expats searching for homes in Salmiya typically begin by exploring online property listings on websites such as 99acres, Propertyfinder, and OLX. They may also join expat forums and social media groups to gather recommendations and insights from fellow expats living in the area. Additionally, they can reach out to local real estate agents who have experience working with expats and are familiar with the Salmiya housing market. Visiting the neighborhood and attending open houses can also help expats get a feel for the area and find suitable homes. Networking with colleagues and friends who have lived in Salmiya can also provide valuable information and leads on available properties," said one person in Salmiya.
