Prices for standard one-bedroom apartments can range from around 7,000 Mexican pesos per month to as much as 20,000 and more for larger homes in more desirable areas," said one expat in Guadalajara.

Should I buy or rent a home in Guadalajara?

If you have not spent a lot of time in Guadalajara, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"If you are planning to stay in Guadalajara for an extended period of time, buying a home may be a good option. Buying a home gives you a sense of permanent roots and stability, and you may be able to build equity over the years. However, it is important to take into consideration the cost of buying and maintaining a home, as well as the potential for appreciating property values in the area. If you are not sure about how long you will be staying, renting may be a more suitable option. Renting a home offers flexibility and generally requires less commitment. It may also be a more affordable way to live in the area. It is best to weigh the pros and cons of both options and decide what choice best suits your current situation," said one expat in Guadalajara.

What do I need to know when buying property in Guadalajara?

When we asked expats what advice they would give a foreigner before buying a property in Guadalajara, they said:

"1. Be prepared for a long and complex property buying process. It may take up to six months to complete the transaction. 2. Make sure you enlist the help of a local, experienced real estate professional or lawyer to assist you. 3. Consider seeking out a specialist in Mexican real estate law and understand the country's laws and regulations. 4. Have a professional inspection of the property and understand any local codes that may impact the purchase. 5. Research the property's title history and local development plans to be aware of potential future problems. 6. Understand the local customs and ensure that you follow the appropriate protocol. 7. Have your finances prepared including sufficient funds to cover all applicable taxes, fees and closing costs. 8. Consider getting a reputable mortgage broker to help you understand the loan process and different types of mortgages available. 9. Get a local currency account if you are not a Mexican resident in order to pay your taxes and other costs in pesos. 10. Be aware of the risk of earthquake damage and the laws surrounding earthquake insurance," explained one foreigner living in Guadalajara, Mexico.

Are foreigners allowed to own property in Guadalajara?

When we asked expats what advice they would give a foreigner before buying a property in Guadalajara, they said...

"Yes, foreigners are allowed to own property in Guadalajara. According to Mexican law, foreigners are allowed to purchase property in Mexico as long as they obtain a permit from the Ministry of Foreign Affairs. This permit is known as a Fideicomiso, and it allows the foreign buyer to own the property in their own name. The Fideicomiso also allows the foreign buyer to transfer the property to another person or entity, as well as to sell the property," explained one person living in Guadalajara, Mexico.

What appliances are typically included in a rental?

We asked foreigners in Guadalajara what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"Rental properties in Guadalajara typically include kitchen appliances such as a refrigerator, a stove, and a microwave. Additionally, a washing machine and dryer are typically provided, as well as a water heater. Additionally, renters may receive furniture, window furnishings, and other basic amenities such as an internet modem, cable television, and air conditioning," wrote one expat who made the move to Guadalajara.
