"Finding a place to live in Constanta can be done by searching through real estate listings, classified ads and asking for recommendations from friends or acquaintances. It is also possible to contact property management companies, who can help in finding accommodation, and real estate agents who specialize in the city. Constanta has a large selection of apartments and houses for rent, with rent prices ranging from reasonable to expensive, depending on location, condition, and size. Prior to signing a lease, it is always important to check the area to make sure it is safe, close to public transportation and that all the amenities needed are nearby," said one expat who made the move to Constanta.

Should I buy or rent a home in Constanta?

If you have not spent a lot of time in Constanta, you should rent before even thinking about buying. We asked expats there about the buy vs. rent decision:

"Whether you should buy or rent a home in Constanta depends on your personal financial situation and goals. Buying a home in Constanta gives you a long-term asset that may appreciate in value, but it also requires a large upfront investment and large monthly mortgage payments. Renting a home or apartment in Constanta may be cheaper in the short term and requires a smaller upfront payment, but it also doesn't give you the asset appreciation of owning a home. Consider carefully what makes the most sense financially before making a decision," said one person in Constanta.

What do I need to know when buying property in Constanta?

When we asked expats what advice they would give a foreigner before buying a property in Constanta, they said:

"1. Research the local real estate market: Familiarize yourself with the property market in Constanta, including the average prices, popular neighborhoods, and types of properties available. 2. Hire a local real estate agent: A local agent can help you navigate the property market, negotiate prices, and handle the legal aspects of purchasing property in Romania. 3. Understand the legal requirements: Foreigners can purchase land and buildings in Romania, but there may be restrictions on agricultural land and forests. Consult a lawyer to ensure you meet all legal requirements. 4. Obtain a fiscal identification number: You will need a Romanian fiscal identification number (CNP) to purchase property. This can be obtained from the local tax office. 5. Secure financing: If you need a mortgage, research Romanian banks and their lending requirements. Interest rates and loan terms may differ from those in your home country. 6. Conduct a thorough property inspection: Before purchasing a property, have it inspected by a professional to identify any potential issues or necessary repairs. 7. Negotiate the purchase price: Be prepared to negotiate the price of the property with the seller, keeping in mind the local market conditions and the property's condition. 8. Sign a pre-contract agreement: Once you have agreed on a price, you will sign a pre-contract agreement, which outlines the terms of the sale and the payment schedule. 9. Pay the deposit: A deposit, typically 10% of the purchase price, is required to secure the property. 10. Complete the notarized sale contract: The final sale contract must be signed in front of a Romanian notary public, who will verify the legality of the transaction and register the property in your name. 11. Pay the remaining balance and taxes: After signing the contract, you will need to pay the remaining balance of the purchase price, as well as any taxes and fees associated with the transaction. 12. Register the property: The notary will register the property in your name with the local land registry office, completing the purchase process," explained one expat in Constanta.

Are foreigners allowed to own property in Constanta?

When we asked expats what advice they would give a foreigner before buying a property in Constanta, they said...

"Yes, foreigners are allowed to own property in Constanta. However, there are certain restrictions and conditions that apply. For instance, citizens of non-European Union (EU) countries can only purchase land in Romania if there is a reciprocal agreement between their country and Romania. EU citizens, on the other hand, can purchase land and property in Romania without any restrictions, as long as they meet the same requirements as Romanian citizens. It is important to note that foreign companies registered in Romania can also own land and property without any restrictions," said one foreigner living in Constanta, Romania.

What appliances are typically included in a rental?

We asked foreigners in Constanta what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In a rental property in Constanta, you can typically expect to find essential appliances such as a refrigerator, stove, oven, and washing machine. Some properties may also include a dishwasher, microwave, and air conditioning units. However, it is essential to check the specific rental listing or consult with the landlord to confirm which appliances are included in the property," said one expat in Constanta.
