It's also recommended to rent before buying, to ensure that you're happy with the location and the property. Expats also advise to be aware of the local real estate laws and to hire a reputable real estate agent who can guide you through the process. They caution that some properties in Cancun are sold as leasehold rather than freehold, which can complicate the buying process. They also suggest considering factors such as proximity to healthcare facilities, schools, and your place of work. Some expats recommend living in gated communities for added security, while others prefer the authenticity of living in a Mexican neighborhood. Lastly, expats in Cancun advise to be prepared for the high cost of electricity, especially if you plan on using air conditioning regularly. They suggest investing in energy-efficient appliances and using fans instead of air conditioning whenever possible. In terms of furnishing your home, some expats recommend bringing your own furniture from home, while others suggest buying locally to save on shipping costs.
