Finding home in Vienna - with or without agent?

Hi, I am moving to Vienna this summer. I have the unfortunate requirement of needing space for a music studio which is driving up my expected rental cost, but am trying to find best option to find suitable place, ideally without paying an agent (or maybe Austria is now like Germany, where owner pays agent fee?)?

I am looking for 2 bedroom house or apartment, which will also have suitable space for a music studio (that alone requires about 25 m2...).

Also trying to figure out what are considered good neighborhoods so that I can target my search.

Lastly, when searching apartments, I often see that basement space is available. Is this typically part of the published square meters, or is it separate? If separte, are such basements typically finished and suitable for a studio?
