Cost of building in Belize

My wife and I are looking into buying a lot and building a small vacation home (eg 1BR, 500 sq ft) in Cayo, in the San Ignacio area. I'm trying to do some research ahead of time to put together a rough budget to get a good feel for what we can afford.

Any input on budget ranges and items to plan for?

Lot cost - maybe $20-40K?
Possible site prep/clearing
Home cost - Mennonite, cemet block, or dirt?
Driveway
Running electric/internet lines
Septic tank
Connecting to water, or well/cistern/collection?
Taxes (5% on lot, 12.5% on home?)
What else?

Any input on what costs we should plan for and ballpark figures would be hugely appreciated. Thanks!!!
