CR zoned agricultural?Good or bad?

I want to add to the discussion on land that is zoned agricultural. The only way you would run into trouble is if you do ZERO homework on the intended investment and it has nothing to do with the zoning. The simple fact that a property is zoned agricultural in itself does not have any intrinsic issues or risks. Our property is zoned agricultural and every lot I have in phase 4 is in it's own corporation, ready for transfer with all approvals from every government agency. All this can be verified easily by you in five minutes on the government website. The fact it is zoned this way means nothing other than you get a minimum of 5000 sq meters. And that is one of the main reasons we did it--we did not want tiny lots and we did not want public roads--our roads are private.Here on the Caribbean things still run a little easier than many parts of the country and not all municipalities are run the same. The only problem stems not from the zoning but from a developer who is trying to sell you a property without the proper approvals. All the risks talked about is not a zoning issue but an issue of an unwary consumer not expecting to see an investment by the developer in roads and electric and water and all the proper government stamps--THAT-is what you need to look for. Obviously if you go to one of those pretty gates and see no roads or any improvements whatever you darn well better ask why? Sure--you may be promised the roads etc. and proper surveys but unless you have proof that funds are in escrow dedicated for those reasons you are asking for trouble. Many of these projects started with good intentions but on the premise that YOU buying a lot will give THEM money to do improvements is not a good idea--just look what happened when the economy crashed in the States. There was a great example south of Jaco--on the internet the placed looked great but after 7 years NOTHING had been done. The crooks collected 20 million dollars--did not have any of the lots legally segregated, no roads at all built and it was total loss for investors---none of this had anything to do with the zoning--had to do with the owners being crooks.
