Actually, you can get a decent place in Chipipe, beachfront, if you deal directly with owners (sometimes even not), for less than $150,000. So, IL is actually quoting prices above the current market, not low-balling as is generally claimed by the "anti-IL" contingent. Things that make you go hmmmmmmm.
Again...I have ZERO affiliation with IL...not as much as a subscription. If it ain´t provided by email...for free...I don´t read it. Just an FYI.
