buying house in Cuenca!!

We have found a house in Cuenca (near University) and want to see how the purchasing went for anyone who bought in EC. This is not through a realtor...we found it by chance.
What do we need to do????
Lawyers, inspectors?, Escrow companies?????????? How does it work here?
Anyway ... after researching and waiting for a year and a half .... we are amazed.
Not so much with Quito .... really no comparison on many different levels.
I know it is Christmas .... and Feliz Navidad to all and a wondrful upcoming new year!!!
