Ordonez Lazo area

Hi, I am new to this forum and ask for a bit of intel if possible. We are planning a scouting mission to see if Cuenca and/or Ecuador works for us for the short and possibly the longer term.
I recently posted on Craigslist looking for a short term rental in Cuenca. I had one reply from a couple who will be out of town from mid December 1st until mid-January. My wife and I would ultimately like to have a longer stay, up to 6 months.
Once we arrive is it difficult to find medium stay accommodation (1 -3 months). We are thinking of a bit of time in Cuenca and then a bit of time somewhere on the coast. Also the apartment we are considering is in the Ordonez Laso area across from the Oro Verde hotel. Can anyone tell us a bit about the area and its proximity to ex-pat enclaves.
Anyone have some accommodations for rent that might suit a couple for part of the winter months?
