Visiting Quito in Jan, need help finding accomodations

My husband and I will be coming to visit Ecuador again and this time for 2 months as to find a place to call our new home. We plan on visiting a few places starting with Quito for 2-3 weeks. I have looked at so many sites but as of yet have not found anything to our liking that's available and price range.
We are looking for:
1. Safe location/s
2. Two beds
3. Kitchen with items for cooking
4. A little yard with fruit trees to pick from would be nice
5. a bathroom that is not shared
6. Nothing fancy but do ask for clean accommodations.
7. located within walking distance to taxi, buses, trolley, etc.

Is it possible to find a place like this? If so, are there any sites you can suggested.
We are also looking at taking some Spanish courses while there, any suggestions would be helpful as to places that offer lessons.
