Apartment to share in Doqqi (cairo, gizah)

I am looking to sharing a huge and gorgeous apartment in Doqqi, Cairo (Gizah), 5 minutes from metro Doqqi (2 stations from Tahrir square). Relatively quiet middle class neighbourhood populated mainly with Egyptians (ideal for learning Arabic). The building is quite modern with guards on the entrance. The apartment is a duplex on the 8th and 9th floor (top floors).

The apartment has 100 sq.meters of balcony on each floor and plenty of natural light.
Huge bathroom, washing machine room, kitchen, all furbished, wooden floor everywhere and great view on Cairo.

There are 3 furbished sleeping rooms and one office.
There is air conditioning in the rooms and plenty of storage capacity in each room.

Room 1: 30 m2, on the second floor of the duplex
Room 2: 25 m2 with a dependant smaller room which will be occupied until the end of August due to a former commitment
Room 3: 25 m2 on the first floor of the duplex with dependant balcony

The subrent period is for minimum three months. Priority is given to longer term stays. We are coming in this house from a 5 persons base (short and middle term) and the goal is to reduce to 3 people committed to stay for a longer term. There is no profit or whatsoever: this opportunity must be seen also as a project for organizing this apartment in the best way suiting for the inhabitants. It is not just a "sub rent" opportunity at a fair price. The potential of this place, even if it is already ok for the moment, is huge.

The total price of the renting is 7500 EGP, and the costs are to be divided per room, be based on 3 people sharing the apartment:

2700 EGP (450 USD/315 EUR) for both rooms with terrace on second floor
2100 EGP (350 USD/245 EUR) for the room with terrace 1st floor because it is smaller, and closer to the living room.

Monthly charges are as follows:
175 EGP for security and water
400 EGP for weekly cleaning
250 EGP for fast internet and telephone line (excl. communications)
200 EGP for electricity

Around 1000 EGP/month.
To be divided by the number of people, you can budget 40 EUR -50 USD / month.

Conditions are quite flexible, I just request payment of monthly rent and charges issued before taking the room and payment of following month(s) before the start of the month (rent is paid the first of the month). All invoices and receipts will be available. We can have guests passing the night in his/her room of course but only when the host is there; of course each room can be shared by two persons (couple) on a permanent basis and the costs are divided accordingly the number of permanent residents. That's all.
