Info on renting out a flat - taxes etc?

Interesting in buying and then renting out a small flat, but concerned about tax pitfalls. Can anyone advise at what rate the rent might be taxed at and how I can negotiate a mortgage to minimise my losses and maximise breaking even / and ideally gains!
