Housing rental agreement

I am in the process of obtaining a long-stay visa in the US. I need to have a rental agreement as part of the process.

I am looking for a rental agreement that will be open-ended since I don't know exactly when I will arrive.

I need accomodations for a family of four, and a dog.... nice dog.

Not too expensive.

Around Umbria, Umbertide, that area.
