Leaving my house in Italy by will

I am wondering what to do about leaving my house in Italy to someone after I die (I will continue to be in Italy on a part-time tourist basis, not as a resident). My only living family member is my sister, who has no interest in Italy and doesn't speak Italian. I would like to will the house to my friend who sold it to me. Any ideas how to go about that? Can I include it in my will in the US, or do I need to make a separate will in Italy? Thanks for any suggestions!
