Exploring Retirement in Italy

I am exploring moving or at least living in Italy on a part-time basis. Thinking I start out with a month or so, see how I like it and then gradually extend it. This would give me an opportunity to figure out if I can/want to move permanently. I also have pets that I'm reluctant to leave behind -- and concerned about air travel for them.

Several questions --

1). I'm not quite ready to pick up and move permanently to Italy but I do want to explore that possibility. From my research it appears that you can stay maximum of 90 days as tourist. I haven't seen anything that says if you have to return to home country or just leave Italy. How long do I have to be gone before returning to Italy for another 90 days?

2). I'm looking at coastal (max 1 hour from coast -- initially depending on public transportation) between Ancona and Bari. Would definitely need rail access to Rome. I need suggestions for reasonably priced areas, Also, it seems that rentals are either "vacation" or long term (2-3 years??) and pricing all over the place for what seems to be similar accommodations. Where should I be looking for information on furnished short-term rentals?

3). What problems or surprises did you discover that you had not anticipated in making the transition?
