Renting in Milano

Hi,

I just moved to Italy about 3 months ago and so far I've used AirBnb. But it's time to get a normal appartment as my contract has a month and a half left..

I prefer having a contract for up to 1 year which is renewable. I don't like long term commitments...

Here are my questions:

1. I have a work visa (type d, self employed for 1 year) and a codice fiscale, but I am still waiting for my Questura appointment for the permesso di soggiorno. Can I sign a normal rent contract without the permesso?

2. How do I pay for rent? Do I make a bank transfer once a month? Do I need an Italian bank account?

3. How do I pay a deposit? Is there a way to give the landlord like a cheque or something that he can cash out in case of problems but until then, the money stays in my account?

Grazie
