Where to begin with house hunting!?

We are a bit overwhelmed with where to start as far as the house hunt. My husband wants to be farther north where he is from (the Veneto region) and I want to be further south where it is a bit warmer such as northern Tuscany. Luckily he is willing to compromise - any suggestions where to begin as far a real estate agency and areas?

Also, what things are important to consider as far as purchasing a home that we may not know about?
