Real Estate: Furnished vs Unfurnished, What is included?

I've been doing research and read information that it is common in Italy for the current owner to take all appliances and even light fixtures and cabinet hardware with them when they move.

I can't remember the term, but in the purchase contract I have learned it is important to list each item you want / expect to be left. How detailed should this be? Can the contract read all ceiling light fixtures and built in cabinet handles, or should they be listed individually?

If the real estate listing says furnished does that typically include everything in the photos except personal items? Are there varying degrees of "furnished" which need to be defined in detail in the contratto preliminare? (I think that is the term) Some including appliances and light fixtures but not the existing beds/ sofas/ actual furniture.

I want to make sure I have an understanding. Would hate think something is furnished and that I'll have a table and bed to get there to only find furnished meant refrigerator, stove, and washing machine.
