ER application & apartment lease start/end dates

Questions regarding the required start date for an apartment lease to be used in our ER Visa application.

If our ER Consulate appointment is, for example, August 1, 2022, will a lease that starts October 1st meet the requirements as long as our ER application states October 1st as our arrival date? The lease would be registered prior to our consulate appointment.

Or does the lease/apartment already have to be available to us by the time we arrive at our Consulate appointment? e.g., a 3 year lease that starts on July 1, 2022?
