One of the issues that everyone faces applying for elective residency is the need to obtain a rental agreement for more than a year before applying in the US for the visa. I just came across a service that Idealista offers that facilitates obtaining a contract without traveling to Italy and then back to the US. Obviously, one would need to do their due diligence before any money is exchanged, but this may be an option for some who do not have the time or inclination to make multiple trips.
