3 + 2 lease

We have been renting an apartment annually, but the term ends in March. We are about to rent a different apartment with a 3 + 2 lease. Are there any issues that I should be aware of? I have read that cancellation of the lease is possible, and the notice period can be from 3 months up to 6 months via a registered letter to the owner. We intend to stay in the apartment as long as possible.. We don't intend to cancel, but life throws some curve balls from time to time, and we would like to know the best way to have the contract worded to prevent surprises if we were forced to cancel and move. Does one have to explain why they may have to cancel the lease? Any other tips about long-term leases?
