Part-time living in Playa-del-Crmen

1. I have stayed in Playacar for 3+ weeks at a time in many different occasions, how difficult is it to find 3 month accommodations there during Jan- March?
2. Is there a reliable, solid, welcoming, community of ex-pats who either reside year round or part-time who can help w resources and possibly new friendships?
3. How difficult is it to obtain international clients either through teletherapy or in-person?
