Owning a house as tourists

We had plans to apply for D7 and NHR since 2020. Bought a house in 2022. My elderly parents have required my on-going presence since 2023 and we missed the deadline to get residency and apply for NHR. 2024 still not residents and are unwilling to pay Portuguese taxes on capital gains from the USA if we got D7 residency now. So we pay the monthly maintenance, insurance and yearly taxes on our house in PT. We don't rent it. Does anyone know if there are other liabilities attached to fully owning a house in PT as tourists? Obrigada.
