Trip to London

I am going to London with my family for the first time in September. I found an apartment for rent in Waterloo, Lower Marsh. Can anyone tell me if that is a good neighborhood? I have heard mixed opinions about Waterloo. I am travelling with 2 small children and I don't want to be staying in an usafe area.;
