Rents in Central London

Does anyone live in central London, specifically SE1?

My husband and I will be looking for a 3 bedroom flat roughly in walking or short cab ride to Waterloo station.

What would be a fair rent for a flat with 3 bedroom, at least 2 bathroom with some sort of terrace and is in very good condition, hopefully furnished (nicely). Would 1100 GBP a week be enough?

I have looked on Primelocation and the rents are all over the place. Without going over to the UK to view, it is hard to get a handle on the building the flat is in and the surrounding area. Of course, we cannot get a house hunting trip from the company without signing the contract, and I am reluctant to sign unless I am sure the amount we are getting will pay for an acceptable flat.

Do most flats have clothes washers in them?
