Safety in Southwark

I'm a 30 single female, American, relocating to London. I'm still in the States and looking around for flats. It looks like Southwark and Lambeth have been going through some revitalization. Some good flats for let at reasonable prices. The big question for me is safety. I don't know the area very well...would I be taking a risk letting in this area?
