London E3 Roman Rd safe area?

Hi all

I moved to London UK a little over a year ago. I lived 2 months in Clapton off Chatsworth Rd - thought the market there was cute. Lived 2 months in Kentish Town and also thought it was nice. I finally moved to Notting Hill off of Portobello road and I LOVE IT. I love the west end fully ... however, that said. I'm ready to get on the property ladder and the west end is out of my budget.

I am looking at a place thats near Roman rd closer to Old Ford Rd and Victoria Park. It's an ex council estate I think ... so purpose built apartment complex.

Is this area safe to live in for a female?
What are the pros and cons of buying in this area?
Any great places to go in the Vic Park/Roman Rd area??

Any tips would be greatly appreciated. Thanks
