Cost to build in Nicaragua

I started planning in December to build a home in Nicaragua. Doing my due diligencece I read this blog and others and came up with the average building cost was 45 dollars a square foot at that time using a nica builder. I am now at the last step with a property that is plumbed with city water sewer and electricity. The permits for the utilities are paid. the ground is graded and clean and ready for the foundation. The builder before the property was prepared said that the house could be built at the average cost of 45 dollars a foot. Now when he sent the cost of the house for the contract he said the house must be at a average cost of 56 a square foot. How much is he pulling my leg. The house will be 2252 square feet in size.
