Anyone Living in Tola?

Curious to hear from anyone living in the Tola area (Rancho Santana, Iguana or Guacalito). It seems that real estate prices are down all over the country except here. What is the "vibe" at the moment? Are there many people living in the area? It's not the easiest to get to these days. We're considering buying a house there. Not new to Nicaragua, but haven't been during the pandemic and wondering how it has affected this area in particular. Thanks!
