San Juan Del Sur Move Aug 2022

We are just starting the planning phase of a move to the San Juan del Sur area. What do we need to know? What do you wish you knew before/during moving to Nicaragua? Our kids will be 12 and 10 when we move there. We are looking into the San Juan del Sur Day School. Is this a good option? Or is there something different to check out? Should we rent first, then buy after we get there? Or just go straight to buying a house? What is the best way to get a vehicle when we first get there? How easy is it to obtain residency? Any tips are appreciated.
