Property Manager Fees

Can anyone give me guidance as to pricing to pay a property manager for a 2 apartment home (unoccupied)? All I need done is pay the gardener and check on home maybe once a week. It is secured property. I have pre-paid water & electric for a year. I was hiring my renovation builder who offered but he wants $1400 EC per month which is nearly $400 USD. My lawyer told me rates start at $60 USD if there's not much to do as in this case. Maybe he was low but $400 USD seems outrageous for unoccupied basically empty property.
